Roof Repair vs Replacement: How to Decide
Age, damage, cost and insurance: how to tell whether a repair will do.
The short answer: If your roof has years left and the damage is in one area, repair it. If shingles are failing across the roof or the same leaks keep returning, a replacement saves money over time. We tell you which one applies, with photos.
The short version
Repair a roof when it is fairly young and the damage is limited. Replace it when it is near the end of its life, damage is widespread or leaks keep returning. A written inspection with photos should tell you which, and a second opinion is reasonable before spending thousands.
Choose repair when damage is limited to a small area on a roof with years left. Choose replacement when the roof is old, shingles are failing across multiple slopes, the deck is damaged or repairs keep recurring. Get an inspection report with photos and an itemized quote for both options.
Start with the roof’s age and condition
Asphalt shingles are commonly expected to last roughly 15 to 30 years. A 6-year-old roof with storm damage on one slope is a repair candidate. A 22-year-old roof with curling shingles everywhere is not. See signs you need a new roof and how long a roof lasts in Indiana.
When repair is usually the right call
- The roof is under about 15 years old and in generally good shape
- Damage is isolated: a few missing shingles, a failed pipe boot, a small flashing leak
- The deck is dry and solid
- The leak source is clear and fixable
- Repairs will not cost more than a meaningful fraction of replacement
When replacement is usually the right call
- The roof is at or near the end of its expected life
- Shingles are curling, cracking or losing granules across many areas
- Leaks keep returning in different places
- The deck is soft, sagging or rotted
- Hail or wind damaged much of the roof
- There are already multiple layers or many prior patches
The cost question
Repairs cost less up front, but repeated repairs on an old roof can add up. This Old House reported in May 2026 an average Indianapolis repair cost of about $931 and an average asphalt replacement of about $5,621. If you are spending several repairs’ worth on a failing roof, replacement may be the better long-term spend. Always compare itemized written quotes. See roof replacement cost.
Insurance can change the answer
If a covered storm damaged your roof, the claim may pay for repair or replacement depending on damage, policy and settlement type. Read our guides on hail damage insurance claims and actual cash value vs replacement cost.
Questions to ask your roofer
- Can you show me photos of the damage and where it is?
- Why is repair enough, or why is it not?
- What is the price of both options, itemized?
- How long should each option last, and what is warrantied?
- What happens if the repair does not fix the leak?
Watch for pressure
Be careful with anyone who insists you need a full replacement without evidence, or who offers a quick cheap fix with no inspection. Read storm chaser roofing scams in Indiana. Indiana requires a written contract for residential work over $150.
Get a second opinion
For a large job, a second inspection is reasonable. Compare findings, not just prices.

Repair or replace? Your questions
Should I repair or replace my roof?
Repair when the roof is fairly young with limited damage. Replace when it is old, widely worn or leaking repeatedly.
How much does a roof repair cost in Indianapolis?
This Old House reported May 2026 an average of about $931. Your cost depends on the repair.
How much does replacement cost?
This Old House reported an average of about $5,621 for asphalt in May 2026. Your quote depends on your roof.
Can a roof be repaired if it is old?
Sometimes, but repairs on a roof near the end of its life may not last. Ask for both quotes.
What if the deck is damaged?
Soft or rotted decking usually has to be replaced, which can push the job toward replacement.
Will insurance pay for repair or replacement?
It depends on the cause, your policy and the damage. Document everything and read your policy.
Is a second opinion worthwhile?
For large jobs, yes. Compare the findings and photos, not only the price.
What if my repair keeps leaking?
Repeated leaks suggest a wider problem. Ask for a full inspection.
Can I replace just one slope?
Sometimes, if the rest is in good condition. Matching shingles and age differences matter.
Do I need a written contract?
The Indiana Home Improvement Contracts Act requires one for residential work over $150.
