How a Roofing Job Works
From first inspection to final walkthrough.
The short answer: If your roof has years left and the damage is in one area, repair it. If shingles are failing across the roof or the same leaks keep returning, a replacement saves money over time. We tell you which one applies, with photos.
The short version
This is how a roofing job should run from first call to final cleanup. Use it as a checklist for any contractor you hire.
A good roofing job follows six steps: inspection, written diagnosis, itemized written quote, signed contract with permits and warranty, work with protection for your property, and final walkthrough with photos and paperwork. Indiana requires a written contract for residential work over $150.
Step 1: Inspection
We look at shingles, flashing, penetrations, gutters and the attic where possible, and we photograph what we find. See roof inspection.
Step 2: Written diagnosis
You get a plain-language summary of what is wrong, what is cosmetic and what is urgent, with photos.
Step 3: Itemized written quote
Repair and replacement options are priced separately where both make sense, with materials, tear-off, decking allowance, flashing, ventilation and cleanup listed. See roof replacement cost.
Step 4: Contract, permits and warranty
The Indiana Home Improvement Contracts Act requires a written contract for residential work over $150. The contract should name the product, scope, price, schedule, permit responsibility and warranty. See roof permits in Indianapolis.
Step 5: The work
Expect property protection, daily cleanup and a clear point of contact. Any change to scope should be a written change order.
Step 6: Final walkthrough
You receive photos, the warranty paperwork and any permit records. Keep them with your insurance and home records.
If a storm caused the damage
Document first and read our hail damage claim guide. Be cautious of storm chasers.
