Roof Replacement Process: What Happens Day by Day
Knowing what to expect makes a roof replacement far less stressful. Here is the usual order of work, from the first estimate to the final walkthrough.
The short answer: Many average-size homes take one to three days of on-roof work, though weather, roof size and complexity can change that. The steps are the same: inspection and estimate, contract, materials, tear-off, deck repair, underlayment and flashing, shingles, cleanup and a final check.
The short version
A replacement is more than swapping shingles. The crew removes the old roof, checks the deck underneath, installs protective layers and flashing, then adds the new roofing. Each stage affects how long the roof lasts.
Timelines are estimates. Ask your contractor for a written start window and what happens if weather delays the job. See the best time of year to replace a roof in Indiana.
Before the work starts
- Inspection and estimate. A roofer looks at the roof, attic and flashing and gives a written estimate. See roof inspection and roofing estimates explained.
- Contract and permit. Get the scope, materials, price, payment schedule and warranty in writing, and confirm who handles any permit. See roof permits in Indianapolis.
- Materials and scheduling. Shingles, underlayment and accessories are ordered and a start date is set.
- Insurance paperwork, if relevant. If a storm claim is involved, see the insurance claim guide.
Day one: protection and tear-off
The crew protects landscaping, siding and anything near the house, then removes the old shingles, underlayment and flashing that need replacing. Once the deck is exposed, a good crew inspects it for soft or rotted boards.
Decking repairs are usually priced per sheet or per board and are decided once the old roof is off. Make sure your contract says how that is handled.
Next: deck, underlayment and flashing
- Replace damaged decking
- Install drip edge along the edges
- Install underlayment and ice and water protection where specified
- Replace flashing around chimneys, vents, skylights and walls
- Improve or restore ventilation if the plan calls for it
These parts are hidden once the roof is finished, which is why a written scope matters. See underlayment and drip edge explained.
Shingle installation and finishing
Shingles are installed starting at the eaves, working up to the ridge, and ridge caps finish the top. Crews follow the manufacturer’s nailing and sealing instructions, which also affect the warranty.
Cleanup and final walkthrough
- Magnet sweep for nails around the yard and driveway
- Removal of old materials and the dumpster
- Walkthrough with the crew lead or owner
- Written warranty paperwork and final payment per your contract
Keep photos and paperwork. See roof warranties explained.
Roof replacement process questions
How long does a roof replacement take?
Many average-size homes take one to three days of work, but weather, size, pitch and complexity can add time. Ask for a written estimate of duration.
Do I need to be home during the replacement?
Usually not, but you should be reachable. Agree on a contact person and how surprises will be handled.
What if it rains during my roof replacement?
A good crew plans for weather and protects the open roof. Ask how they handle it before you sign.
Will the crew find extra problems once the old roof is off?
Sometimes. Rotted decking is the most common. Your contract should say how it is priced.
Can the new roof go over the old one?
Sometimes, depending on codes and the roof’s condition, but many roofers recommend a tear-off so the deck can be inspected. Ask for the reasoning in writing.
